Located on a hilltop in the central Macerata province of Le Marche close to the town of Treia, Villa Rosa commands superb views over this part of central Italy.
The villa has been thoughtfully restored and is split into two adjoining properties, linked by communicating external garden steps at the front of the property.
The larger property Casa Grande has five bedrooms while the attached stone-built annex has three bedrooms, two bathrooms, a cosy living room and a fully equipped kitchen with outdoor wood pizza oven.
The groundfloor of Casa Grande floor is light and very spacious, dominated by a very large living room and dining room area with fireplace, with a well equipped kitchen to one side.
Four bedrooms and bathrooms are found on the first floor and a fifth twin bedroom is located on the ground floor.
A generous garden complete with pool and bocce court surrounds this idyllic retreat, which has stunning views across Marche stretching away below for miles towards the coast and dramatic wood covered hilltops to the rear.
There is a bar which serves simple home cooked food within walking distance of the villa.
There is much to see and do in the local area, with the provincial capital and important university town of Macerata 15 minute drive away. In the summer the open air opera festival at the towns outdoor Sferisterio arena attracts music lovers from across the globe.
The town's centre is home to an elegant fountain in the central seventeenth century piazza, which forms the focal point for the town. Also of note is the cathedral and several other buildings of architectural importance, including a tower and the thirteenth century Palazzo Pretorio.
Situated very centrally the villa is also an ideal place from which to explore Italy in general, with Perugia, Bologna, Florence, Assisi, Siena and Rome all day-trip possibilities.
ACCOMMODATION DETAILS
The main villa features an entrance hall leading into a dining room, study, living room with fireplace and kitchen. Then down a short flight of stairs to laundry room/bathroom, with washing machine and tumble drier. There is a ground floor twin bedroom with en suite bathroom. The first floor offers a further four bedrooms (two with 1 queen sized bed each and two with 2 single beds each), 3 bathrooms with showers and one WC room, and a covered patio (with fireplace) accessible from two of the bedrooms.
The stone-built annex is tucked away below the main villa and has its own enchanting little garden bordered by rows of lavander and other plants. Entry is through a little covered loggia with pizza oven into the kitchen. An archway leads to a cosy but spacious living/dining area and stone steps lead up to the first floor with three bedrooms and two bathrooms.
Both the annex and the main villa have insect screens installed.
