Perched high above the tranquil lake of San Ruffino with panoramic views of the dramatic Sibillini mountain range and the medieval hilltop town of Monte San Martino, Villa Priora is set in 15 acres of its own woodlands with a small vineyard.

With its wonderful penthouse and terrace and beautifully landscaped garden and large pool Villa Priora creates a perfect platform from which to enjoy the breathtaking scenery of this unique part of Italy.

The villa has been designed with an eye for symmetry and balance with cool spacious cream interiors complemented by natural materials of travertine and dark hardwood together with a wealth of antiques, original art and sculptures collected by the owner from her travels around the world.

Whilst in a tranquil position, Villa Priora is just a stone's throw away from many activities and interesting places to visit. Ancient Amandola with its picturesque piazza is only 5 minutes drive.

The accommodation is over three graduating levels set into the hillside, each of which opens out onto its own terrace, designed to create an ambiance of 'indoor/outdoor' living.

There are three double rooms with emperor and king size and double beds and a fourth room with two single beds. There is also plenty of room in the villa for extra folding beds suitable for children.

Three sets of doors lead from the dining/party room onto the covered outdoor portico. Similarly, first floor French doors open to a terrace with a 180 degree panorama of the lake & mountain range. From here a curving "Gone with the Wind" staircase splays out into the garden below.

The penthouse is designed to maximise the light and views of the villa's enviable position. Twenty individual windows create frames for a particular view of the stunning scenery. Double doors open onto a large sheet glass sided terrace, where there is a daybed with sumptuous cushions underneath a sail style shade.

Much thought has been given to the villa's ambience & layout withlighting spots highlighting art, outdoor features and a magnificent three metre ornate hand beaten lamp from Marrakesh which hangs from the galleried landing.

The property is accessed through large wrought iron double gates and in keeping with the historical style of a large Italian villa, a further set of gates leads down into a beautifully landscaped garden.

It has been designed along simple clean lines with a theme of curves, circles & beautiful ornate wrought iron. The covered arched stone portico provides a cool relief from the sun with a frescoed stone table and sumptuous sofas.

Beside the large floodlit pool there is sunbathing shade under the wooden loggia with canvas shades. There is also a barbecue and serving area. All of your senses are catered for with an abundance of wonderful scents of lavender, jasmine, thyme, sage and rose. The outside provides generously with thoughtful lighting for al fresco evenings and there are power points in the two main garden areas where you can plug in the villa provided i-pod docking station.

The villa is located on the edge of a national park in the foothills of the dramatic Sibillini Mountains, home of myths and legends which lends itself to some fantastic walking & hiking for instance through the nearby Gorge of 'Gola dell Infernaccio' or 'Gorge of Hell'. The flora and fauna is wonderful.

Deer wander past the house. Guests can explore one of the nearby medieval hilltop towns and enjoy Renaissance art and architecture. There is always a local open air festa celebrating food, drink or a medieval reconstruction throughout the summer months.

Just below the villa on the San Ruffino Lake is an organisation called Dimensione Naturale which offers horse riding lessons and treking, canoeing and a range of health and beauty treatments.

Amandola has a full range of facilities; supermarkets, cafes, restaurants, banks, petrol stations, doctors, even a small hospital with an A&E dept.

A variety of personal services are available to guests such as an experienced Italian chef with a comprehensive repertoire of Italian menus, who can attend the villa to prepare a meal or cater for a dinner party or special event if you are celebrating. Wine tasting at the Villa and personal local wine tours are also available.

A local yoga and Ti Chi instructor is also available for sessions and courses and personal Italian lessons/tuition can also be arranged. Personal tours of the nearby Italian sesigner outlets such as Prada and Tods where you can find extensive ranges at knock down prices are also on the cultural menu.
