Near Montelparo, Marche, Italy

Idyllic country villa sleeping up to ten guests, with very large private panoramic swimming pool(18x8m)

Set in the hills above the Aso Valley with views that stretch down to the coast 20 miles away from its lofty position is the thoughtfully renovated Casa Mimina.

The property has four bedrooms, each with en suite bathrooms, air conditioning and satellite TV. Two also have an upstairs alcove with an extra single bed. Two of the rooms are doubles and two are twins which can unite to form doubles.

Within walking distance is a local hotel with tennis courts, a restaurant and a professionally run horse stables which organises lessons and treks for all riding levels, from beginner to advanced. Mountain bikes can also be hired locally and the surrounding area provides some great opportunities to enjoy the local countryside on two wheels, along little used roads and tracks, with spellbindingly beautiful views and the occasional local bar as your prize.

The villa is set within a very large garden on three levels with the pool behind the house commanding wonderful views over Marche. The house has plenty of outdoor space with balconies from the bedrooms and a large covered gazebo next to the downstairs kitchen and living room.

Plenty of patio doors around the property ensure lots of light and allow relaxed outdoor living to blend seemlessly with the modern conveniences and little luxuries which Casa Mimina provides.

This extends to the pool area which has its own purpose-built gazebo that provides abundant shade for a small army! Tables and chairs and a fridge for drinks, shower and loo facilities, make being around the very generously proportioned pool a real pleasure, even on the hottest days.

A well equipped outdoor barbecue close to the kitchen and outdoor covered dining is complemented with an original braciere, a privately built firepit for guests to enjoy on those late summer nights.

Other special touches around the property include the sailing-inspired stair rail, made from sailing rope slipped through harbour rings along the stair wall. Bed heads and walls have been decorated by the family to match home-crafted rugs and curtains, providing a wonderful feeling when you enter the property.

Each bedroom has a private terrace with tables and chairs where you can gently wake up under the warming Marche morning sun and the light breezes which bless this lofty location.

Entry to the property is split level, adding an enchanting element to the property. From the rear of the property entry is on the upper floor where the bedrooms are found complete with their panoramic terraces but to the front of the property where the outdoor dining and barbecue are located entry is to the ground floor via various patio doors to kitchen and living areas.

The kitchen is fullly equipped and has original custom-built cabinets and well as a more modern fitted kitchen. Oven, hobs, fridge and freezer are all provided. The downstairs laundry room also has indoor shower and bathroom with loo.

The local village of Montelparo has a small shop and bar and the fantastic bicycle museum with some amazing and unique exhibits of orginal contraptions, still in working order.

The bike was an essential means of transport and served artisans across Italy who delivered their wares and provided their services, from blacksmiths to ice-cream makers. And the adaptions they made to their bikes to carry out their jobs were creative and sometimes downright outlandish!

The property is perfectly located in this mountainous and coastal region, lying halfway between the two.

The Monti Sibillini National Park boasts some of the highest mountains in the Apennines, with Monte Vettore the highest in the park at 2,476m (8,124 ft) and many others including Sibilla and Priora (both well over 2,000m) which dominate the skyline for miles around.

Wildlife abounds, with a stable wolf population, deer, plenty of wild boar (often on the menu!), porcupines, hares, eagles, falcons and hawks all present in the park.
There is wonderful walking, with footpaths marked and described on maps available in information centres in all the towns and villages in the park. There are also peaks with a truly alpine character, like Monte Bove, whose formidable north face offers climbing for mountaineers.

Meanwhile the Adriatic Coast is dotted with seaside resorts and hundreds of restaurants and bars catering for the influx of Italian and foreign tourists during the summer months.
