Casa Iris is located between Belmonte Piceno and Monsampietro Morico in the Fermo region of Marche.

The main farmhouse dates from 1780 and has been lovingly restored, preserving authentic beams and cotto floors throughout.

It offers easy access on a paved road, but maintains great privacy perched on its own hill with spectacular 360 degree views of the surrounding hills and the Sibillini mountains in the background. Surrounded by mature gardens with shrubs, fruit trees and roses it is a tranquil getaway, but not far from numerous restaurants and shops with everything you need for a pleasant stay. 

The property is divided into two independent apartments, the Iris apartment on the first and second floor, and the Garden Cottage on the ground floor.

Both apartments share the 12x4 pool, the extensive grounds and the summer kitchen, which comes with a cooker, fridge, Argentinian grill and large shady dining area!

The garden cottage can accommodate a maximum of 5 guests in three airy bedrooms, two of which have an ensuite shower room. Since the apartment is on the ground floor there are no steps to climb, and the space is conveniently arranged. The garden cottage is fully independent from the upper apartment with its own entrance. There is a separate patio area and laundry room available with this apartment, so it's ideal for a family, group of friends, or grandparents who require privacy or simply wish to have their own space within the property.

The traditional farmhouse kitchen is well-equipped with a dishwasher, gas cooker, oven, fridge/freezer, toaster and stovetop coffee maker as well as crockery and cutlery. The lounge has a bookshelf with travel books, novels, games and a flatscreen TV.

The four-bedroom upper apartment boasts three bathrooms and is very spacious, offering a large entrance hall, an extensive kitchen/dining room area with access to the terrace, and a cosy lounge.

The main bedroom is a very large suite with a 170x210 cm bed, a spacious shower room and a walk-in closet. Upstairs you will find another sizable bedroom with a built-in wardrobe and a desk, and two further romantic bedrooms.

The apartment has a separate entrance and a large terrace connecting from the kitchen, so you can enjoy your meals while admiring the view. From the upper terrace walk down to the shady lower terrace where you can cook and eat your meals alfresco. The outdoor dining area has an Argentinian grill, a fridge, gas cooker and oven.

Prepare and enjoy your meals in the stylish Italian kitchen with marble worktop. It boasts a top-notch range cooker with oven, a quality dishwasher, fridge/freezer and a large extensible dining table that can accommodate all 12 guests. Or you can take your meals on the terrace easily accessible from the kitchen. The lounge has a flatscreen TV and comfortable sofas for relaxing.

The Adriatic Riviera with sandy blue flag beaches are 25 minutes away, offering excellent seafood, water parks and beaches ideal for families and all ages.

The villa's position undoubtedly offers guests the possibility to fully explore the entire region.

The panoramic pool offers crystal clear water and hours of fun. There are high quality sun loungers, a shaded area to escape the heat and relaxing chairs to read and take that well earned afternoon nap!
